If you&#8217;re thinking about jumping onto the <a href="https://www.newhomesforsale.co.uk/new-homes/devon/exeter/?cp=MuddyStilettos&amp;utm_source=muddy_stilettos&amp;utm_medium=desktop_banner&amp;utm_campaign=exeter" target="_blank" rel="noreferrer noopener">new homes property ladder</a> in Devon, then whether you&#8217;re upsizing, downsizing, moving close to a <a href="https://muddystilettos.co.uk/school-reviews/" target="_blank" rel="noreferrer noopener">great new school</a> or just taking advantage of working remotely in a fabulous city, then Muddy&#8217;s done already the homework for you.



For first-time buyers struggling with that first step onto the property ladder, some developers are offering &#8216;part-buy, part-rent&#8217; options known as <a href="https://www.newhomesforsale.co.uk/shared-ownership/" target="_blank" rel="noreferrer noopener">shared ownership</a>. This could mean paying as little as £116k up front on a £290k house! You then top up your mortgage payment with a monthly rent and site fee payable to the developer with options on increasing your owned share as you go. Where? If you&#8217;re nosey like me, you&#8217;ll have been craning your neck as you drive by this new Topsham Road development on your way into the city. Perfect for both professionals and retirees, it&#8217;s barely a 10-minute walk into the city centre, and is super-close to both the buzz of the quayside and the indie shops on Magdalen Road. Plus, both the independent Exeter School (above, read our <a href="https://devon.muddystilettos.co.uk/kids/school-reviews/exeter-school-review/">Muddy review</a>) and the Ofsted-rated Outstanding Exeter College are fabulous places to get an education. 



What&#8217;s new? On the site of the former deaf school, and in one the city&#8217;s poshest and most sought-after postcodes, <a href="https://www.newhomesforsale.co.uk/new-homes/devon/exeter/st-leonards-quarter/" target="_blank" rel="noreferrer noopener">St Leonards Quarter</a> comprises a mix of contemporary 1, 2 and 3-bed apartments and 3, 4 and 5-bed homes, ranging from £249,000 &#8211; £560,000. Plus, The Acorn Property Group behind the new homes snaffled Winner of Best Residential Development at the Exeter Property Awards 2023. 



<h2 class="wp-block-heading" id="h-alphington">Alphington </h2>

Where? Alphington is like a mini-village, a leafy suburb of Exeter, with good amenities, including its own doctors surgery, a primary school and church, and with brilliant access to the M5 and arterial roads, including to the A30 and A38, for commuters. 



What&#8217;s new? Located on the edge of&nbsp;Alphington, <a href="https://www.newhomesforsale.co.uk/new-homes/devon/alphington/victoria-heights/" target="_blank" rel="noreferrer noopener">Victoria Heights</a> is a new Barratt development of affordable 2-beds and family-friendly 3 and 4 bedroom homes, ranging from £269,995 &#8211; £384,995, including some for rent and shared ownership. We&#8217;re talking master bedrooms with en suite, dressing rooms, a garage with two parking spaces and French doors out onto a decent sized garden &#8211; all the boxes ticked for a growing family. We also hear the developer has been working with the local community to create communal artworks within the built-in open spaces and play area.

<h2 class="wp-block-heading" id="h-chudleigh">Chudleigh</h2>

Where? More of a townie? Chudleigh is a pretty unspoilt ancient wool town with woodland walks (and community-organised hedgehog patrols) along with plenty of local amenities, including a post office, eateries and a few good pubs (and a Muddy Award-winning spa at Finlake, just saying.) The local Blue Flag beach at Dawlish Warren is only half an hour&#8217;s drive away. Thanks to its proximity to the A38, Chudleigh is 11.5 miles by road into the city with great links to the South Hams and Plymouth.



What&#8217;s new? Located on the outskirts of town and avoiding the ubiquitous red-brick look of many new estates, (another one I&#8217;ve been ogling from the car) <a href="https://www.newhomesforsale.co.uk/new-homes/devon/chudleigh/the-oaks/" target="_blank" rel="noreferrer noopener">The Oaks </a>comprises 2, 3 and 4-bed houses, ranging £209,625 &#8211; £475,000 suited to first-time buyers.

Your weekly shop is sorted, thanks to a Waitrose, Sainsbury&#8217;s, Tesco&#8217;s and a Morrisons supermarket all within 2-3 miles. Parents may like to know, here&#8217;s a number of Ofsted-rated Outstanding schools nearby, including Westclyst Community Primary (Ofsted Outstanding), Ellen Tinkham School (Ofsted Outstanding), St Lukes CofE Science &amp; Sports Secondary and Pinhoe CofE Primary (Ofsted Good).
