Property flirt! A 4-bed with eco cred

Fancy yourself in a brand-new sustainable home with a swimming pond? Let's dive right in at New Buildings in Sandford, then see if you can guess the price!

Move here, and your eco-cred would go through the solar-panelled roof, as this brand spanking-new property from Bower Eco Homes at Sandford (one of five) is built with sustainable timber, triple glazing and VOC-free paints, plus an energy efficient heat pump, and an EV charging point for your electric car. Impressive.

So, that’s your conscience taken care of, but more importantly, can you guess the price?

Let’s start with the location, location, location. It would certainly suit nature lovers as we’re talking rural mid-Devon, four miles from Sandford with its village stores and locals’ fave, The Lamb Inn (great Sunday roasts!), then four miles away you’ll find plenty of indie shops and eateries in the market town of Crediton. When you need a drop of culture and city life, Exeter is 25 miles down the road.

With me so far? Let’s go in and have a poke around. Inside, you’re looking at 2980sqft to play with and a blank canvas to make your own, with four bedrooms, three bathrooms, three sitting rooms and a garage.

Up the gravel drive, past the carport with cover and charging for two cars, open the door and you step straight into a spacious hallway floored with quality oak. It’s urban in design but rural by nature, thanks to the double height ceiling and tall window giving you a glimpse of outdoors.

From here you step right into a large oak-floored kitchen, with massive glass doors to take advantage of that natural light and which peel back to bring the garden in. Plus, a neutral fitted kitchen, all ready to go. Plenty of room for big family meals and dinner parties around that table. A great party space too, don’t you think?

As for living space, you’re spoilt for choice with three further rooms off the kitchen, including a large lounge with a contemporary wood burner.

Upstairs, you’ve got four bedrooms, ideal for all the family, all with bucolic views and three bathrooms, so you’ll never be kept waiting for the mirror-hog (there’s always one!) in the mornings.

If you’re green-fingered you’d be happy pottering around in the south-facing garden, perfect for growing flowers and veggies, or walking the dog in the seven acres of woodland. The woods are shared between you and your neighbours, as is the shared swimming pond. One for wild swimmers, ideal for immersing yourself in Mother Nature.

Now you’ve dipped your toe, how much do you think an eco-friendly home like this would cost? Pop your guesses in the comments below, then head over to Strutt & Parker website to see if you’re right.

No pics, but it’s towards the end of the five houses, a hop skip and jump away.
